Each owner's Legal Guide – Ed 9 – by Marcia Stewart & Ralph Warner & Attorney Janet Portman

If you are a landlord, I wholeheartedly recommend to hold and read Nolo's "Every owner is Legal Guide" (ninth edition) by Marcia Stewart and attorneys Ralph Warner and Janet Portman. I read and watched a lot of books dealing with real estate matters and landlord, and is one of the best in the world.

This book is not about buying property. See elsewhere on this topic. This book focuses on managing a profitable business if you have rental properties. It will also helpprotect your investment and avoid or minimize legal problems. The book contains 500 pages of practical advice for the owner and includes a CD-ROM with more than 30 forms, including leases and rental agreements. This is truly a valuable book for owners.

One chapter focuses on the identification of tenants, the book suggests could be one of your most important decisions. Next Chapter to better prepare leases and rental agreements. The third chapter discusses the basicrent standards, as what you can, rent control, rent when due, penalties for delay, returned check charges, increase the rent and management of related business.

Chapter Four involves the reader everything there is to know about safety hazards. The fifth chapter provides information on legal discrimination. For those who do not want to do everything, chapter six focuses on property management and rental arrangements, management and brand manager for your property.

ChapterSeven relate to a tenant to move this chapter gives tips on control of the property, moves into letters, arrange and organize tenant record revenues and expenditures for the list E. Cotenants, sublet and tasks discussed in chapter eight.

A landlord does not matter, but dealing with the obligation to repair and maintenance of premises. Chapter Nine offers what you need to know about this service. From Chapter Ten discusses the owner liable for the tenantdamage caused by hazardous conditions. Next Chapter Eleven covers the responsibilities of environmental health risks.
